Bow Mar, Colorado: A Small Town of Its Own on the Lake

Its own municipality, about 300 single-family homes, and a lake with a story. Here's how Bow Mar really works.

First things first: Bow Mar is a town, not a subdivision

Folks often call Bow Mar a "Littleton neighborhood." It isn't, and that difference matters when you're buying or selling here. The Town of Bow Mar is a Colorado statutory town, incorporated in 1958, with its own elected town government. It covers roughly 520 acres, about 96 of them water, and it straddles the Arapahoe County and Jefferson County line. Mail comes addressed to Littleton 80123, but the town has its own government, separate from the City of Littleton.

I'm Dallas Hidalgo with Ohana Style Realty. My job is to make the unusual stuff simple. Bow Mar has more of it than most places: two counties, three separate organizations that provide services, and a lake you can't just walk onto. Ask me anything about it. The only dumb question is the one not asked, and here, the "obvious" questions are often the most important.

Who does what: town, water district and BMOI

In Bow Mar, services come from three independent organizations, and buyers should understand each one:

  • Town of Bow Mar: local government, roads and town ordinances.
  • Bow Mar Water & Sanitation District: water and sewer service, a separate special district.
  • Bow Mar Owners, Inc. (BMOI): a voluntary homeowners association and social club that owns and runs the lake, beach, marina, picnic area and tennis courts.

Because the town spans two counties, property taxes go to either Arapahoe or Jefferson County depending on which side a home sits. I check that on every property, because it also affects which county offices and school district serve the address.

The lake: what "lake living" means here

The name Bow Mar blends two nearby lakes, Bowles and Marston, named for early area farmers. Bow Mar Lake itself is private. BMOI's facilities are for BMOI members only, membership is limited to Bow Mar residents, and members can't bring non-member residents as guests. So buying in Bow Mar gives you the chance to join, not automatic lake access. If the lake is part of why you're looking, we'll talk with BMOI about membership before you commit.

Homes, lots and the rebuild story

Homes started going up in the late 1940s and through the 1950s, on large lots along wide, curving streets. Many original homes followed a low, prairie-inspired, single-story style. Today you'll see a real mix: carefully kept mid-century ranches, extensively remodeled homes, and newer custom construction where older homes were replaced.

That mix means the most important research isn't the listing photos. It's the town's building and zoning rules: height limits, setbacks and what you're allowed to add or tear down. If you're thinking about remodeling or rebuilding, we'll read the town's codes together and loop in the right professionals early.

Getting around and everyday errands

Bow Mar sits in the southwest metro near S Sheridan Boulevard and W Bowles Avenue, next to Denver's far southwest neighborhoods, with the Town of Columbine Valley close by. Sheridan and Bowles connect you to the rest of the metro, and C-470 links you to the south metro and the mountains. We'll map your everyday errands and commute from the specific home you're considering.

Questions I'd bring to a Bow Mar showing

Bow Mar rewards homework. When we tour, here's the list I keep in my pocket. Bring your own questions too; I mean it about there being no dumb ones.

  • Which county is this parcel in, and what does that mean for the tax bill and county services?
  • Is the home connected to the Bow Mar Water & Sanitation District, and are there any open items on the account at closing?
  • Is the current owner a BMOI member, and what are BMOI's process and terms for a new owner to join?
  • What permits are on file for past remodels or additions, and were they finaled with the town?
  • What do the town's rules say about the project you have in mind, such as a second story, an addition, a pool or a fence?
  • How do the lot's drainage and mature trees affect future plans and upkeep?

None of these are deal-breakers on their own. They're how you avoid surprises, and avoiding surprises is how we take care of family.

How I help Bow Mar sellers

Selling in a small town with large, very different lots means no two comparisons are alike. I walk the property with you and note what makes it unique, from the lot and setting to updates and original character. Then we put together a plan for preparation, photography and timing. Before you buy or sell in Bow Mar

  • Buyers: confirm the county, the water and sanitation service details, and BMOI membership terms for the specific home.
  • Move-up and custom-home buyers: start any rebuild plan with the town's zoning and building requirements, not the floor plan.
  • Downsizers: single-story mid-century plans are part of Bow Mar's history. Large lots do mean more yard to maintain, so plan for upkeep.
  • Sellers: lot, condition and lake proximity vary widely, so pricing here needs careful home-by-home comparison. Request a home value review or read our Seller Guide.
  • Investors: review town ordinances on rentals before anything else.
