Marston and Pinehurst: Denver's Far Southwest Corner

City of Denver services with a suburban feel, wrapped around a historic reservoir and a golf community.

Denver, even if it doesn't feel like it

Here's a fun one: lots of people living near Marston Lake think they're in Littleton or Lakewood. Their mail might even say Littleton. Much of this area, though, is inside the City and County of Denver, which means Denver city services and Denver property taxes. The only dumb question is the one not asked, so if you're unsure which city a home is in, ask me. We'll look it up together.

I'm Dallas with Ohana Style Realty. We treat our clients like ohana, and in an area where Denver, Jefferson County and two small towns meet, I spend a lot of time just explaining the map. Let's do that.

Two names, one corner of the city

Denver's official neighborhood map puts Marston, which includes Marston Lake and the Grant Ranch community, at the city's southwest edge. Just to the east and north, Pinehurst, the area around Pinehurst Country Club, falls within Denver's Fort Logan statistical neighborhood. Locals often talk about them together because they share roads, shopping and that same far-southwest feel.

A reservoir and a farm that became a golf course

Marston Lake was built in 1902 as a reservoir for the Denver Union Water Company and today is a Denver Water drinking-water reservoir. It isn't open for boating or swimming, but it shapes the landscape and the views.

Pinehurst started as Pinehurst Farm, owned by industrialist Carl Norgren, who turned the property into a golf course and estate-home community. Pinehurst Country Club opened in 1960, and Denver City Council approved annexing the club complex in December 1969. Developer Koelbel & Co. calls Pinehurst Colorado's first master-planned golf-course development. Its homes range from estate and custom homes along the course to golf villas and townhomes. The club itself is private.

Homes you'll find

  • Estate and custom homes, including homes along the Pinehurst golf course.
  • Golf villas and townhome communities, which tend to have lower exterior maintenance.
  • Detached single-family homes in subdivisions around Marston Lake.
  • The newer, lake-centered Grant Ranch community, with its own HOA and amenities (see our Grant Ranch guide).

Because this area was built over several decades, condition, updates and HOA structure vary a lot from one pocket to the next.

Getting around and everyday needs

Wadsworth and Sheridan boulevards and W Quincy and W Bowles avenues are the main local roads. US-285 (Hampden Avenue) is to the north for downtown and the mountains, and C-470 is to the south. The Bear Valley shopping area at W Hampden Avenue and S Sheridan Boulevard handles plenty of everyday errands.

City vs. county: why it matters to you

This corner of the metro is where Denver, Jefferson County, the Town of Bow Mar and Lakewood all meet. That makes it one of the most important places to confirm jurisdiction before you buy. Here's what changes with the line:

  • Who provides trash, snow removal and other city services.
  • Which property tax rates and assessor apply.
  • Which public school district serves the address. Check the district's own boundary tools.
  • Which rules apply to rentals, short-term rentals, permits and additions.

The mailing address won't tell you any of this. The assessor record will. We'll pull it together.

Touring tips for Marston and Pinehurst

  • Drive Quincy and Bowles to see how the golf course, the lake and the subdivisions fit together.
  • Compare a townhome community with a detached-home street. Ask what the HOA maintains and what you'd handle yourself.
  • If golf-course frontage appeals to you, visit at different times of day to see play, light and privacy.
  • Map your commute to downtown, the DTC or the foothills from the actual front door.

Every pocket here has its own feel. Let's find yours.

Selling here

Buyers in this area often compare Denver homes with nearby Jefferson County and small-town options. A clear explanation of your home's jurisdiction, HOA and setting helps it stand out. Request a home value review and we'll build the plan together.

What to think about

  • First-time buyers: townhomes here can mean Denver city services with a suburban setting. Compare HOA dues and coverage. See the Home Buyer Guide.
  • Move-up buyers: golf-course and lake-adjacent homes vary a lot by frontage and orientation.
  • Downsizers: golf villas and patio-style homes usually include more exterior maintenance. Check what's covered.
  • Sellers: buyers compare city vs. county and sub-area closely. Start with a home value review.
  • Investors: Denver has its own short-term rental licensing rules, and HOAs add their own. Review both.
