Residential investment opportunities can vary significantly by location, property type, condition, price and potential rental income. Ohana Style Realty helps investors search for properties throughout the Denver Metro area, Colorado Front Range and Colorado Springs based on their individual investment goals.
Evaluating a residential income property involves more than looking at the purchase price. Investors may want to consider potential rental income, estimated expenses, property taxes, insurance, HOA costs, maintenance, property condition, vacancy assumptions and financing when evaluating an opportunity.
Location and property type also matter. A single-family rental, duplex, triplex or fourplex can have different costs, management considerations and income potential. We can help you compare available properties and relevant real estate information as you evaluate which opportunities align with your strategy.
Duplexes to fourplexes. Duplexes, triplexes and fourplexes can be a practical step into rental property because each building has multiple units on one lot. Properties with two to four units are often financed with residential mortgage programs rather than commercial loans, and some programs allow you to live in one unit and rent the others. Eligibility, down payment and owner-occupancy requirements vary by loan program, so compare options with a qualified lender before you make an offer.
Accessory dwelling units (ADUs). Colorado's ADU law (HB24-1152) requires covered jurisdictions, which include many Denver-area cities, to allow one accessory dwelling unit wherever single-unit detached homes are allowed. Since June 30, 2025, those jurisdictions must review ADUs through an administrative process without a public hearing. They can't require the owner to live on the property, and with limited exceptions they can't require new off-street parking. Local standards and permits still apply, so confirm the rules for any property you're considering. (Sources: Colorado General Assembly, HB24-1152; Colorado Department of Local Affairs ADU guidance.)
Denver rental licensing. If you plan to rent a home or unit in the City and County of Denver for 30 days or more, including an ADU, Denver requires a residential rental property license. It requires an inspection by a qualified third-party inspector; for multiunit properties, at least 10% of units, or one unit if there are fewer than 10. Applications must be submitted within 90 days of the inspection. Licenses last four years unless ownership changes, so as a buyer, plan for a new license after closing. Unlicensed rentals are subject to fines and citations. (Source: City and County of Denver, Residential Rental Property licensing.)
