Quick answer: what is Canterberry Crossing?
Canterberry Crossing is a residential community inside the Town of Parker. The Town's address and subdivision book lists Canterberry Crossing streets with a jurisdiction of Parker, and the community's metropolitan district says it is located in the Town of Parker, Colorado.
The master association's FAQ says the community is built out with 2,583 homes. The key buying point is that a home here can involve three separate layers: the Canterberry Crossing Master Association, a neighborhood sub-association, and Canterberry Crossing Metropolitan District. For the wider area, see our Moving to Parker guide.
Town of Parker, not just a Parker address
Some Parker-area communities, such as The Pinery and Stonegate, use Parker mailing addresses but are in unincorporated Douglas County; the Town's subdivision book lists their streets under the Douglas County jurisdiction. Canterberry Crossing is different: the same book lists its streets under the Parker jurisdiction, and the metro district names the Town of Parker among the entities its boundaries overlap.
To check a specific address, the Town of Parker says it decides whether an address is in town limits according to the Douglas County Assessor. Search the address in the Assessor's property search, open the account and look for a "Town of Parker" entry on the Tax Authorities tab.
Master Association vs. sub-associations
The Canterberry Crossing Master Association's FAQ says every homeowner in Canterberry Crossing is a member of the Master Association, and membership begins automatically when the owner takes title. The Master Declaration also provides for delegate districts and sub-associations for matters unique to a subdivision or neighborhood.
Each homeowner within a subdivision that has a sub-association is a member of both the Master Association and that subdivision's HOA, and the home is subject to both the Master Declaration and the sub-association's own declaration. The master association's website lists 14 sub-associations: Creekside West, Cypress Ridge, Derby Hill, The Downs, Meadow Grove, Meadowridge North, Mesa Pines North, Palmetto, Saddlebrook Farm, Heathstead, Hilltop North, Meadowridge East, Mesa Pines South and The Village at Canterberry. The Downs sub-association page says its financials, meeting minutes and board meeting dates are available through the resident portal; ask the association whether the same applies to the sub-association for your address.
Verify before you buy: ask which sub-association, if any, applies to the address, and request the Master Association and sub-association declarations, budgets, assessments, rules and insurance details. We do not state assessment amounts; get them from the associations or the seller's documents.

Canterberry Crossing Metropolitan District
Canterberry Crossing Metropolitan District is a Title 32 special district, a quasi-municipal political subdivision of the State of Colorado, operating under a Service Plan approved by the Town of Parker. It was established to finance and install street, park and recreation, water and sanitation improvements, and it may impose a mill levy on taxable property within its boundaries.
The metro district is a government entity and is separate from the homeowners associations. Its boundaries overlap with other taxing entities, including Douglas County School District Re-1, Douglas County, South Metro Fire Rescue Fire Protection District, Parker Water & Sanitation District, Douglas Public Library District and the Town of Parker. We do not quote the district's mill levy or debt limits here; check the tax statement for the specific property.
Pool, parks and recreation
The master association's site has a Pool, Recreation and Parks page with online pool registration and rules, and it states the pool is not a public pool. Park rentals in the community are booked through the association's portal. We do not state pool hours, guest fees or rental costs, since they change; check with the association.

The master association's FAQ describes Canterberry Crossing as built out. The association's website links to community exterior color schemes and to tree planting and maintenance information, and The Downs sub-association page lists covenants and architectural guidelines among its governing documents. If you plan exterior changes, read the Master Association and sub-association rules that apply to the address first. Home styles, sizes, ages and prices are not stated here; ask us for current listing details on a specific home.
Schools: use the DCSD locator
The metro district lists Douglas County School District Re-1 among the entities its boundaries overlap. The school district assigns neighborhood schools by address through its School Locator Map, and says boundaries are subject to change to accommodate growth and balance enrollment. Enter the exact address and confirm with the district. We do not state school assignments or rate schools.
Property taxes, mill levies and due diligence
Douglas County's Treasurer bills and collects property tax and distributes it to the taxing authorities that serve each property; the county says there are over 300 taxing authorities that certify a mill levy, and each property's share depends on where it is located. The Treasurer's property account search lets you view parcel details and download the current tax statement.
The Assessor notes that tax statements change when local government entities raise or lower mill levies or when voter-approved levies are added or expire. We state no mill levy, tax or HOA dues figures for Canterberry Crossing. Buyers should check the Douglas County Assessor's Tax Authorities tab and the Treasurer's tax statement for the exact address, and get dues from the associations.
What buyers should check before offering
Confirm the address is in the Town of Parker on the Assessor's Tax Authorities tab. Identify the sub-association, if any, and request both the Master Association and sub-association documents. Pull the Douglas County tax statement to see the taxing authorities, including the metro district. Check the school locator. Ask how pool registration works for that home.
