Quick answer: what is Stonegate?
Stonegate is a community with Parker, Colorado mailing addresses that the area's districts describe as unincorporated Douglas County. Stonegate Village Metropolitan District (SVMD) says it covers approximately 639 acres and handles water and wastewater, open space and recreation facilities. A second district, Stonegate North Villages Metropolitan District, is a separate entity whose pool and courts are north of Lincoln Avenue.
The key buying point: a metro district is not an HOA. Stonegate homes can involve a metro district, an owners association and, for some condos or townhomes, an additional community association. For the wider area, see our Moving to Parker guide.
Geography and how Stonegate relates to Parker
SVMD describes itself as located in unincorporated Douglas County, and its office address is on Stonegate Parkway in Parker, CO 80134. The northern district says it sits just south of E-470, between Chambers Road and Jordan Road, in unincorporated Douglas County. Its own pages describe the east and west sides differently, so check a map for the exact address.
A Parker mailing address does not by itself tell you which town, county services or districts apply. Confirm the jurisdiction for your address with the Douglas County Assessor and your title commitment.
Stonegate Village Metro District vs. the HOA
A metropolitan district is a governmental entity with limited powers under Title 32 of Colorado law, governed by elected board members who are residents and property owners. SVMD says its taxes mainly pay down debt for water and wastewater facilities, and it also charges fees, including a monthly park and recreation fee on the utility bill.
SVMD states plainly that it is not the HOA. Covenants, parking, trash service, yard or roof modifications, quarterly dues and association documents belong to the HOA, which SVMD's site says is managed by PCMS. The Stonegate Village Owners Association's site confirms that the pools and amenities are owned and maintained by two metropolitan districts, not the HOA, and says condo or townhome owners may also have access to a separate pool through their own community. The North Villages district likewise says it is separate from both SVMD and the HOA.
Verify before you buy: buyers must verify the recorded declarations, HOA dues, special assessments, reserves and insurance, plus district fees and the property tax statement, for the specific address.

Pools, parks and recreation
The district pages describe two recreation systems. The pool and tennis courts south of Lincoln Avenue are owned and operated by SVMD; those north of Lincoln Avenue belong to Stonegate North Villages Metropolitan District, which has its own phone-based pass system. Use requires living inside a district's borders, and renters must show proof of residency. Do not assume a home has pool access; confirm which district serves it.
SVMD lists pools, gazebos and parks, a community center, open space, tennis courts and pickleball courts. Its gazebos are free for residents on a first-come basis, and the community center can be reserved. The North Villages district publishes a walking-trails map and describes rolling open space, playgrounds and tennis courts. We do not state fees, hours or pass costs, since they change by season.

Our home search covers Colorado homes and is not filtered to Stonegate. Stonegate is used loosely in listings, so ask us to confirm the district, the association and the fees for any home you like.
Search Colorado homes (results are not limited to Stonegate)Housing: what the public sources say
The sources we opened do not give a housing mix, so we do not state home types, ages, sizes or prices. The HOA's site mentions condominiums and townhomes with their own communities, which suggests more than one product type. Ask for the exact subdivision and the association or associations that apply to each home.
Schools: use the DCSD locator
Douglas County School District assigns neighborhood schools by address through its School Locator Map, and says boundaries can change to accommodate growth. Enter the exact address and confirm with the district. We do not state school assignments or rate schools.
Shopping and transportation
RTD's Lincoln / Jordan Park-n-Ride is at 16775 Lincoln Ave. in Parker, with 102 free parking spaces, and serves routes 483 and PD. Route 483 runs between Lincoln Station and Nine Mile Station, and the weekday schedule we viewed lists the Lincoln & Jordan stop. We do not claim it is close to any particular home, so check RTD's trip planner for your address and hours.
For shopping, Park Meadows in Lone Tree publishes a store and restaurant directory, and the North Villages district describes easy access to Park Meadows and other shopping areas without giving distances. We do not state drive times.
Property taxes, district fees and due diligence
Your Douglas County property tax statement lists the taxing authorities that apply to a property, and SVMD tells residents to look for its assessment there. The county explains that mill levies are set by the taxing authorities, such as school districts, cities and special districts. Published district notices and materials do not all show the same mill levy figures, so we state none. Buyers must check the Douglas County tax bill and the Assessor's records for the exact address, and ask the seller and title company about any district fees.
Douglas County's Treasurer provides online property account search for tax statements and payments. Ask which district serves the home, what fees appear on the utility bill, and whether any special assessment is pending.
Colorado HOA law basics
Colorado's Common Interest Ownership Act (CCIOA) governs HOA communities. The state's HOA Information and Resource Center explains the law but does not regulate HOAs or settle disputes, which are treated as civil matters. Most associations must register with the Division of Real Estate each year, and one that fails to register may be unable to enforce a lien for assessments. CCIOA lists what an association must make available to unit owners, including its budget, current assessments, financial statements, insurance list, rules and the most recent reserve study. Buyers usually receive these through the seller and title company.
What buyers should check before offering
Confirm the address, jurisdiction and district: Stonegate Village or Stonegate North Villages. Request the HOA declaration, budget, assessments, insurance list and rules, and any condo or townhome association documents. Pull the Douglas County tax statement. Check the school locator. Ask how pool and court access works for that home.
