The Pinery, Parker CO Homes for Sale & Neighborhood Guide

Pines, rolling hills and a Parker address, but not the Town of Parker. Here is how The Pinery actually works before you make an offer.

Quick answer: what is The Pinery?

The Pinery is an unincorporated community in Douglas County, Colorado, with a Parker mailing address (ZIP 80134). The Pinery HOA states plainly that The Pinery "is not part of the Town of Parker even though it has a Parker address," so county services apply rather than town services. The HOA describes about 1,800 homes inside its membership area. For the town itself, see our Moving to Parker, Colorado guide.

What is it like living in The Pinery?

The HOA describes native pine trees, rolling hills, mountain views, wildflowers and wildlife. Some homes sit on hills with views stretching from Pikes Peak to downtown Denver, while others sit in groves of aspen or pine with more privacy. Community life centers on parks, trails and a calendar of HOA-sponsored events, including an August Pinery Picnic, a Fishing Derby, an art show and a garage sale.

The Pinery sits between Parker and Castle Rock. The Town of Parker describes itself as 20 miles southeast of Denver. Test your own commute route at the hours you would travel.

Home types and lots

The HOA says each Pinery home is unique, with its own atmosphere. The water district served its first customer in 1971, so the community's oldest homes date back at least that far. Because homes were built over decades, age, lot size and finishes vary from address to address.

We intentionally leave out price and market numbers rather than quote undated figures. Ask us for current listings and public Douglas County Assessor records for any address you are considering.

HOA, covenants and architectural review

The Pinery Homeowners' Association (PHA) lists annual dues of $33. They can be paid directly or through the HOA's trash program. The PHA's own membership page says membership "is required by our By-Laws". Some third-party guides call it voluntary, so confirm how the requirement applies to your purchase with the PHA and your title company.

Covenants matter more than the dues. The PHA explains that Pinery covenants are filed with Douglas County and work as a deed restriction, so buying a Pinery property means agreeing to follow them. The Architectural Review Committee reviews new building and exterior changes such as painting, decks, fences and replacement roofs. The PHA refers to the covenants "for your filing," so ask for the covenants that apply to the exact address.

The PHA also runs an RV storage lot and a trash and recycling program with Apex Waste Solutions. Douglas County Public Works handles snow removal.

Verify before you buy: buyers must verify the recorded covenants, the PHA membership requirements, the dues and any additional association or district charges for the specific property, using the title commitment, the PHA and Douglas County records.

Water, sewer and utilities

Water and sewer come from the Pinery Water & Wastewater District. It serves The Pinery and several nearby communities, with about 4,500 residential accounts. The district says around 75% of the water it provides comes from shallow wells along Cherry Creek, and it also holds rights in the non-renewable Denver Basin aquifer. It takes part in the WISE Partnership for renewable supply.

Electricity is listed as CORE, and gas as Xcel Energy in the north Pinery or Black Hills Energy in the south Pinery. Confirm the provider and the district for your address.

Wildfire planning and insurance

The PHA says The Pinery is in a high-risk wildfire area, that residents were evacuated in 2011, and that it became a Firewise USA community in 2016. The HOA organizes free curbside chipper days for members, and says South Metro homes can request a free fire-mitigation assessment. The HOA says maintaining Firewise status may let owners qualify for an insurance reduction and certain Colorado tax deductions. Treat that as something to verify with your insurer and tax adviser, not a promise.

Practical step: request a homeowner's insurance quote early in your contract period, and ask about defensible space, driveway access and address visibility. The PHA notes flagged or sloped driveways as a Pinery-specific issue for emergency access.

Amenities and landmarks

Parks and trails: Douglas County manages Bingham Lake Park (a 25-acre lake with a one-mile loop trail and fishing; boating and wading are prohibited). The county's Pinery Park, beside the fire station, has a picnic shelter, playgrounds, a basketball court and two turf fields. The roughly 4-mile Pinery Loop Trail connects to the Cherry Creek Regional Trail. The PHA maintains North Park, Lakeshore Park and the Pinery Nature Park. Bayou Gulch Regional Park (205 acres) has equestrian trails and a fenced off-leash dog area.

The Pinery Country Club is a separate organization from the HOA. Its website describes 27 holes across the Mountain, Lake and Valley nines, nine tennis courts and three pools, with membership options. The HOA FAQ directs club questions to the club, not the PHA. Confirm current membership and public-play access with the club.

Schools

The Pinery is in Douglas County, and Douglas County School District (DCSD) schools serve the area. Northeast Elementary and Sagewood Middle School are listed among Ponderosa High School's feeder schools. Assignment depends on the exact address and boundaries can change, so use the DCSD school locator for each home you consider. We do not rate schools.

Pinery vs. nearby communities

These comparisons are about how each place is governed, which often matters more to a buyer than the name on the mailing address.

The Pinery vs. the Town of Parker

The Town of Parker is a municipality, incorporated in 1981, covering 22.4 square miles and about 72,147 residents as of January 1, 2026. The Town's own HOA resource page warns that the Parker ZIP code includes property in the Town, in unincorporated Douglas County and in unincorporated Elbert County, and points owners to the Douglas County Assessor to verify jurisdiction. The Pinery sits in the unincorporated group. Permits, services and neighbors' rules therefore differ from in-town Parker.

The Pinery vs. Stonegate

Stonegate is also in unincorporated Douglas County, but its water, wastewater, open space and recreation services run through Stonegate Village Metropolitan District, a governmental entity of about 639 acres funded by property taxes and fees. The Pinery's water and sewer come from the Pinery Water & Wastewater District, and its HOA is the PHA. The structure is different, so compare the tax bill and the association documents, not just the home.

What buyers should check before offering

Confirm jurisdiction using the Douglas County Assessor's property search. Request the covenants for the home's filing and any ARC approvals for past exterior work. Confirm the water and sewer provider, the gas provider and the tax area. Get an insurance quote with wildfire in mind. Ask a local agent to pull current listing information for the specific street rather than relying on neighborhood-wide averages.

Relocation tips

A Parker address does not mean Town of Parker services. Sign up for DougCo Alert, the county's emergency notification system, as the PHA recommends. If you tour from out of state, ask for video walk-throughs of the driveway, the lot slope and the tree cover. Keep the Pinery Water & Wastewater District, the PHA office and the county in your move-in checklist.
