Quick answer: what is Willow Creek?
Willow Creek is a residential community in Centennial, Colorado, near the intersection of Yosemite Street and Dry Creek Road. Centennial officially became a city on February 7, 2001. According to the Willow Creek 3 association's community history, Willow Creek 1, 2 and 3 were built between 1975 and 1983 by The Writer Corp., and together with the adjoining Willow West they total almost 1,900 residences.
The key buying point: Willow Creek is not one association. Check which association, if any, covers the exact address. For the wider city, see our Living in Centennial guide.
Where Willow Creek is and what it includes
We found no single official boundary for Willow Creek. The Willow Creek 3 association publishes a community map that shows the boundaries of Willow Creek 3, Willow Creek 2, Willow Creek 1 and Willow West as four color-coded areas, with markers for each association's clubhouse. Use that map and the City of Centennial's HOA and Neighborhood Map, which lets you type in an address to see whether it sits in a home owners or civic association.
Because listings use "Willow Creek" loosely, ask for the exact street address and subdivision, then confirm the association with the title company.
Housing: single-family homes, townhomes and cluster homes
The Willow Creek 3 association says its area has 318 single-family homes and 197 townhomes, 515 residences in all. Willow Creek 2's website refers to both single-home and cluster-home roofing guidance, so attached homes exist in that area too. We do not know the mix in Willow Creek 1 or Willow West, so confirm it for each address.
The three associations were built between 1975 and 1983. In homes of that age, buyers commonly ask about roofs, windows, heating and cooling, and updates, and an independent inspection is the way to find out. We do not state prices, sizes, taxes or sales counts, because we found no primary public source for them and we do not use MLS data on this page.
HOA and association considerations
At least three separate associations operate here, each with its own website and documents: Willow Creek 1 is listed by M.P.M. Recreation & Management, Willow Creek 2 has its own site with declarations, bylaws, policies and an architectural review form, and Willow Creek 3 links governing documents, budget and reserve studies, and policies. The Willow West area is described as a separate, non-HOA part of the community. Do not assume the same dues, rules or amenities across them.
Colorado's Common Interest Ownership Act (CCIOA) governs HOA communities. The state's HOA Information and Resource Center explains the law but does not regulate HOAs or settle disputes, which are treated as civil matters. Most associations must register with the Division of Real Estate each year, and one that fails to register may be unable to enforce a lien for assessments. CCIOA lists what an association must make available to unit owners, including its budget, current regular and special assessments, financial statements, insurance policy list, rules and the most recent reserve study. Buyers usually receive these through the seller and title company.
Verify before you buy: buyers must verify the recorded declaration, dues, special assessments, reserves, insurance and rules for the specific property, along with architectural review rules for exterior changes.

Parks, pools and recreation
Willow Creek Park, at 7570 E. Mineral Dr., is managed by South Suburban Park and Recreation District. The district says the park's irrigation system was over 40 years old and was being replaced with a new system starting in April 2026, and that the park would remain open during the work. Willow Creek 2's website lists disc golf, a playground and volleyball at the park.
Pools and courts are published on the associations' own pages, not the park district's. Willow Creek 1's pool facility at 8050 E. Jamison Dr. is described with a six-lane competition pool, a diving board, a wading pool and two sets of tennis courts. Willow Creek 3's pool is a 25-meter, six-lane pool at 8091 E. Phillips Circle, and its four tennis courts include two lined for pickleball; residents need keycards. Willow Creek 2's website lists the Mineral and Willow Way clubhouses and pools, plus tennis and pickleball. Access, hours and fees differ, so ask each association who may use what.
Schools: use the district locator
Willow Creek is served by Cherry Creek School District. The district assigns neighborhood schools by address and offers a map-based locator; enter the exact address and confirm with the district. Willow Creek Elementary School, at 7855 S. Willow Way, describes itself as nestled in the Willow Creek community near Yosemite Street and Dry Creek Road. The National Center for Education Statistics lists it as a PK-5 school. We do not state school assignments or rate schools, and boundaries can change.
Employment and shopping
Denver Tech Center (DTC) is a nearby employment center. Shea Properties, a DTC developer, describes it as a 908-acre office district founded in 1962 with a workforce of more than 31,500. We give no commute times, since traffic and routes vary by hour and address.
For shopping, Park Meadows, at 8401 Park Meadows Center Dr. in Lone Tree, publishes a directory of stores and restaurants. Walk or drive your own route from a specific address to the stores you would use.

RTD's Dry Creek Station is at 9450 E. Dry Creek Rd. in Centennial, a rail station park-n-ride with 235 paid parking spaces, serving the E, R and T lines and the DTFX flex route. We do not state the distance or travel time from any Willow Creek address to the station, so use RTD's trip planner for your address and hours.
Property taxes and special assessments
Arapahoe County's Treasurer offers a property tax search; its Original Tax Statement shows a property's full bill. The county says that factors in the tax due are valuation, exemptions and tax levies, and that special assessments from separate taxing entities are added after the levies are calculated. The Assessor posts annual levy abstracts but does not set levies. We do not quote tax rates. Pull the statement for the address you are considering.
Financing attached homes
If a home is legally a condominium unit, lenders look at the project. HUD says a condo unit must be in an FHA-approved project or qualify for Single-Unit Approval. VA states that a condominium must be approved by VA for loan guaranty. Ask a lender early whether a specific property is eligible for the loan type you plan to use. Ohana Style Realty is a real estate brokerage, not a lender.
What buyers should check before offering
Confirm the subdivision and association for the exact address, using the city's HOA map and the title commitment. Ask for the declaration, budget, reserves, special assessments, insurance list and rules. Confirm pool, clubhouse and court access and fees for that association. Check the school locator and the Arapahoe County tax statement. Order an independent inspection, especially for a home built in the 1970s or early 1980s.
