Quick answer: buying in Castle Rock
Castle Rock is a town in Douglas County. Meadows Metropolitan District No. 1 describes itself as serving the Town of Castle Rock, Douglas County, Colorado, and Castle Oaks Metropolitan District lists both the Town of Castle Rock and Douglas County Government among its overlapping governmental entities.
For a buyer, the questions that change from street to street are which metropolitan district and which homeowners association apply, and which taxing authorities appear on the tax bill. This guide shows where those answers are published.
Geography: Town of Castle Rock, Douglas County
The Douglas County Treasurer lists its office location as 100 Third Street in Castle Rock. The Castle Oaks district's list of overlapping entities also names the Douglas County Re-1 School District and the Douglas Public Library District, among others. That list describes one district's area, not every address in town.
We have not confirmed town limits for any specific address. Use the Douglas County Assessor's property search to look up the parcel, and read its taxing authorities to see which town, districts and other entities apply.
Metro districts and HOAs: who handles what
Several Castle Rock neighborhoods have metropolitan districts. The Founders Village district FAQ calls the Villages at Castle Rock Metropolitan District No. 4 and the Founders Village Metropolitan District quasi-governmental entities organized under Title 32 of the Colorado Revised Statutes. It says District 4 conveys the public infrastructure it builds, such as streets, water, sewer and storm drainage facilities, to the Town of Castle Rock once that infrastructure receives final acceptance.
The same FAQ sends questions about trash service, the pool, covenants, the clubhouse, social events and HOA assessments to the Founders Village Master Association rather than the districts. Other neighborhoods split things differently. The Meadows describes itself as one community under two associations, the Meadows Community Association and the Meadows Neighborhood Company, which maintain different common areas; it says Neighborhood Company dues include a pool pass for The Grange and Taft House, while Community Association residents do not have access to those pools.
Verify before you buy: for each address, identify the metro district and any master or sub-association, then request the association documents and dues and read the district's published budget and fee information. We do not state dues, fees or mill levies.

Property taxes: how to check a parcel
The Douglas County Treasurer explains that property tax is collected by the Treasurer's Office and distributed to the taxing authorities that serve a property, that over 300 taxing authorities in the county have certified a mill levy, and that each receives a share depending on where the property is located. Its "Your Douglas County Taxes" tool shows a breakdown of taxing authorities and total mill levies by district designation for a property location.
The Douglas County Assessor says property taxes are calculated from the property's actual value, the assessment rate and the mill levy. We do not quote a rate; pull the record and tax information for the specific parcel.

The Douglas County School District's enrollment page refers to an "address-assigned school" and describes open enrollment as a separate application for a school other than that one. Castle Oaks Metropolitan District lists the Douglas County Re-1 School District among its overlapping entities. We have not confirmed the school district for every Castle Rock address; verify it for the exact address with the district. We do not rate schools.
What to request before you offer
Look up the parcel with the Douglas County Assessor and note its taxing authorities. Identify the metro district and the association, including whether a master association and a neighborhood association both apply. Request association documents and dues, and the district's current budget and fee information. Confirm the address-assigned school with the district.

Is Castle Rock in Douglas County?
Yes. Meadows Metropolitan District No. 1 says it serves the Town of Castle Rock, Douglas County, Colorado, and the Douglas County Treasurer's office is located in Castle Rock.
Does a Castle Rock mailing address mean the home is inside town limits?
Not something we can confirm from the address alone. Check the parcel's taxing authorities with the Douglas County Assessor and Treasurer tools.
What is a metropolitan district?
